When you sign your lease, you’ll receive a Tenant Manual with essential information about caring for your new home, plus a tenant account login for easy access to resources. Move-In Assessment
Within the first 5 days of move-in, please take time to inspect your new home. After completing your assessment, email us any items you believe should be added to the Condition Report you received during lease signing. Remember, photos are very helpful for documentation.
Note: This assessment form remains with the Residential Sales department and is not a maintenance request. If you discover any items that require maintenance, please submit a maintenance request using the instructions provided on our website. We are committed to maintaining a comfortable, well-cared-for home for you.

Before moving in, take the time to review your lease agreement thoroughly. Familiarize yourself with key details such as your rental payment schedule, security deposit information, and maintenance responsibilities.
Set Up Utilities
Make sure to set up your utility accounts before moving in. This includes electricity, gas, water, and internet services. Contact local providers to schedule installation and ensure that all services are activated for your move-in day.
Change Your Address
Update your address with the post office and notify important contacts (banks, employers, friends, and family) of your new address. This will help ensure that your mail is forwarded to your new home.
Plan Your Move
Whether you’re hiring movers or doing it yourself, create a detailed plan for your move. Consider logistics such as moving truck rentals, parking permits, and access to your new home on move-in day.
Personal Move-in Review
Upon moving in, take time to do a personal move-in review. Check for any pre-existing damages or maintenance issues and report them to our team through our online maintenance portal.

Familiarize yourself with your new neighborhood! Explore local amenities, grocery stores, parks, and schools. Our team can provide recommendations to help you settle in quickly.

To keep your rental home in excellent condition, here are some general guidelines:
- Maintain cleanliness: Inside and outside, keep the property clean and orderly.
- Set up utilities: Transfer electricity, water, gas, and trash services into your name before moving in.
- Outdoor upkeep: Care for the lawn, handle light trimming, clear sidewalks (e.g., snow removal), and replace exterior light bulbs.
- Pest control: Perform basic pest control as needed.
- Routine maintenance: Change light bulbs, furnace and refrigerator filters, detector batteries, and clean vents as necessary.
- Follow property codes: Abide by all local, state, and HOA regulations.
- Vendor assistance: Reach out to us for vendor referrals for any of these services.
Owner Responsibilities
Property owners and Real Property Management are responsible for:
- Ensuring the property is clean, safe, and move-in ready
- Re-keying exterior doors for security
- Complying with safety regulations for detectors
- Providing tenants with a copy of applicable HOA rules
