Why Renters Insurance Matters
Unexpected events such as fires, theft, water damage, or other accidents can happen at any time. Renters insurance helps protect you financially by covering:
- Personal belongings damaged or stolen
- Additional living expenses if you are temporarily displaced
- Personal liability coverage for certain accidents or damages
Having renters’ insurance can help prevent significant out-of-pocket expenses and provide peace of mind when the unexpected occurs.
Renters Insurance Is Required Under Your Lease
To help reduce financial hardship for residents, all tenants listed on the lease agreement are required to:
- Maintain active renters’ insurance throughout the lease term
- Submit proof of coverage to Real Property Management
- Keep coverage current and updated at all times
Failure to provide proof of valid renters insurance is considered a lease violation.
If proof of coverage is not provided, the property owner may obtain a landlord liability-only policy on your behalf through a licensed insurance provider. The associated fee will be added to your account.
Preventive Program Fee
If no valid renter’s insurance is on file, a monthly fee of $27.50 will be charged to your account under the description:

This fee begins when the system reports no active coverage and continues monthly until valid proof of renters insurance is submitted and approved.

Your Current Auto Insurance Provider
Many insurance companies offer bundled renters insurance policies. Contact your current auto insurance provider to inquire about adding renters’ insurance to your account.
How to Update Your Insurance Policy
Please ensure your insurance company lists the following Interested Party information:

Your Declarations Page Must Include:
- All tenants listed on the lease agreement
- Rental property address
- Policy number
- Effective and expiration dates
- Minimum liability coverage of $100,000
- Real Property Management listed as Additional Insured/Interested Party
How to Submit Proof of Insurance
Once your policy is active or updated, submit your declarations page using one of the following methods:

Automatic Submission
If you add Real Property Management as the Additional Insured/Interested Party, your insurance provider may automatically send proof of coverage to us.
Residents using ePremium Insurance will have their information automatically transmitted and updated.
Understanding Liability-Only Coverage
It is important to understand that the landlord-provided liability-only policy is not renters insurance.
This policy:
- Does not cover your personal belongings
- Does not cover temporary housing expenses
- Does not provide personal liability protection
- Does not cover damages or injuries involving third parties
The policy only protects the landlord’s interests in certain liability situations.
If you want protection for your personal property, living expenses, or personal liability, you should obtain renters insurance through an insurance provider of your choice.
